Where you sleep

Two rooms, and no high season

The rooms

Both sleep two. Both have their own bathroom.

They are the same size — nineteen square metres each — with the same air conditioning, the same shower and the same fold-back doors onto the terrace. The difference is the bed and what you see from it.

Deluxe double room

Deluxe King Room

Nineteen square metres looking out at the pool, with a king bed, air conditioning and a ceiling fan, and its own bathroom through the door at the far end. Doors open straight onto the terrace.

What it costs

One price, all year

We do not run high and low seasons. The rate in January is the rate in July, and it is the same rate you will find on the platforms — booking direct here simply means the commission stays with the family rather than the agency.

Check it for yourself on Booking.com or on Airbnb, linked under each room above.

One room, from

USD42

per night

Deluxe Queen Room at USD 42, Deluxe King Room at USD 45. Breakfast included either way. Pool, garden and terrace shared with the other room if it is taken.

Most groups

The whole villa

USD87

per night

Both rooms, and with them the run of the place — pool, garden, terrace and kitchen, with no other guests on site. Sleeps four.

Worth knowing before you book. If you take one room, the pool, terrace, garden and kitchen are shared with whoever has the other. There are only ever two parties here at most, so it is a quiet kind of sharing — but it is sharing, and we would rather you knew now than discovered it on arrival. If you want the place entirely to yourselves, book both rooms.

Included in the rate

  • Breakfast
  • Air conditioning
  • Private bathroom
  • Wi-Fi throughout
  • Pool access
  • Free private parking

Rates are quoted in US dollars. You are welcome to settle in Sri Lankan rupees at the rate on the day.

The small print

Policies, plainly

Check-in and check-out
Check in between 2:00 pm – 11:00 pm, check out between 11:00 am – 12:00 noon. There is no minimum age for checking in. If your flight lands at an awkward hour, tell us and we will work around it — somebody is always here.
Paying, and changing your mind
No prepayment. You pay at the villa. No card details, no deposit held against the room. Free cancellation — we only ask that you tell us. Plans change; a dated email from you is enough.
Children and cots
Children of all ages are welcome. A cot for under-threes is free and we will set it up before you arrive if you ask — there are no extra beds, and from 17 a child counts as an adult against the room’s two places. The pool is not fenced and nobody is watching it, so small children need an adult with them.
Pets and smoking
Pets are welcome and we do not charge for them. The villa is non-smoking throughout — the terrace and garden are not, and that is where the ashtrays are.
Airport transfers
We can arrange a private car from either airport, and tuk-tuk hire once you are here. Mattala is about 57 km away and Colombo a good deal further, so the cost differs a great deal between them — send us your flight details and we will quote it properly rather than guess.
Meals beyond breakfast
Breakfast is in the rate. There is no restaurant here, so lunch and dinner are either cooked in the guest kitchen or eaten on the beach road, three hundred metres away.
Minimum stay
None. One night is fine, though almost nobody who comes for one leaves after it.
